Earlier this year, our Head of Property, Alex Duke, shared how TRIB3 helps franchisees secure the best possible location for their new store. Our tiered franchise model allows you to open a different specification of store depending on the location (as well as capital available) and store design is a big part of what makes a TRIB3 store truly stand out, so securing great properties has always been a pivotal part of the journey but more recently there are more opportunities than ever before to secure a dream location.

Now is a great time to invest in securing a new property as the UK market currently favours tenants over landlords. With the COVID-19 pandemic sadly forcing many retailers to close their doors, new locations that usually would not be available are now listed at an attractive price. When it is a landlord market, there is more competition when securing a location as people are bidding against each other for less locations, driving prices up. With the current climate, very attractive properties are available at an all-time low and this shift in the market, paired with the recent changes to the classification scheme for properties in the UK, makes it an ideal time to secure a property.

Prior to September 1st, 2020, properties in certain locations could only be occupied for specific uses. There were several different classifications which included financial & professional services, food & drink, business, assembly & leisure among other building uses. If you wanted to open a TRIB3 location, previously we would look principally at the properties in class D2, which are properties that can solely be used for indoor sport, recreation or fitness facilities and gyms. While we would generally assess all suitable properties available in a given area, for any locations designated other than Class D2, we would have to apply to the local council for a change of use which could typically be a long process with a low no guarantee of success rate. As of September 1st, 2020, there is a new use class (class E) that categorises almost all properties under one single class. This essentially removes a step in the process with less risk overall. There are now many more properties available that previously had other uses on the market and ready to secure.
